4Eleven Lofts set for May opening in downtown Ann Arbor

Ann Arbor's newest high-rise is getting ready to come on-line next month and possibly bring the first gourmet grocer to downtown.

Construction workers are putting the finishing touches on the 4Eleven Lofts on the north side of downtown behind the Google AdWords headquarters. The 10-story structure has nine stories of residential apartments and ground floor retail. That retail space includes three sections, the biggest of which is tantalizingly close to landing a gourmet grocer.

"We're pretty sure that is mostly done or closely done," says Eric Bronstein, executive vice president of The Scion Group, which is managing 4Eleven Lofts. "It's like a smaller Whole Foods but independent."

The developer is talking to a couple of restaurants to fill the other two retail spaces.

The top nine stories include 96 apartments that can hold up to 342 residents. So far 60 percent of those are leased and the first residents are expected to move in on May 4. The units are open to anyone, but the developer expects mostly students at the University of Michigan to rent them.

Right now, The Scion Group is offering a special deal to help fill the building during the slow summer months when most U-M students leave Ann Arbor. New residents can live in the building for $1,000 for the entire summer. Normal rental rates range from $665 to $1,295 per person.
